Our Plan includes

Affordable Housing for Seniors (55+)

123 junior and one-bedroom apartments serving those below the 60% of Median Family Income.   We hope to provide these units at the 30-50% MFI if funding is available. The church is forming a joint venture with Dantes Partners to own the Affordable Housing.  Amenities: Rooftop Outdoor Terrace; Rooftop Garden Plots; Club Room; Fitness Room; Rooftop Pet Relief Area

Community-Serving Church Facility

On the ground floor under the senior affordable housing we will have:   

  • Approx 15,000 sq feet (doubling our current available space)
  • Variety of multi-purpose spaces for use by church and community
  • Larger, high ceiling assembly hall for worship+music events, i.e. Jazz Night/Blue Monday Blues
  • Art and recording studio space at affordable rates
  • Kitchen and dining hall for training and events
  • Dining area will open onto Sculpture Walk
  • Gallery space will have open views to the District Green Space

99 Market-rate residences

The west tower will include studio, 1 bedroom, 1 bedrooms with den, and 2 bedrooms.   The plan is that these be home-ownership opportunities and that will depend on the market at the time of construction. Church is selling the current parking lot to Bozzuto for construction of the Market-rate residences. Amenities: Fitness Room, Resident Café, Dog Wash, Rooftop Club Room, Rooftop Outdoor Terrace

Parking and Access

  

The building has one level of below-grade parking that includes approximately 60 parking spaces and additional long-term bicycle parking. Vehicular access is provided from a curb cut on Makemie Place. One 30-foot loading berth and one 20-foot service/delivery space are provided adjacent to the garage entrance. There will also be a place for safe drop-off on I Street.

Sustainability Features of the Project

  • Good access to public transportation, Metrobus routes, bicycle lanes and trails;
  • Bicycle parking provided for residential and Church uses both within and around Site;
  • Water-saving fixtures in all kitchens and bathrooms; 
  • Energy saving mechanical equipment;
  • LED-energy saving interior light fixtures;
  • Low VOC finishes on walls, ceilings, floors, and furniture improve indoor air quality;
  • Sustainable content in finished materials;
  • Appliances and light fixtures in the Senior Tower will be Energy Star certified;
  • Exterior lights will be dark-sky approved; 
  • High solar reflectance roofing to reduce heat island effect; 
  • Green roof areas to reduce storm water runoff; 
  • The Residential Tower will achieve LEED Silver;
  • The Senior Tower will be certified under the Enterprise Green Community standards.
